• A 1/3rd non-refundable rental deposit is required to secure the booking. Payment of the rental deposit constitutes the guest's acceptance of these Terms and Conditions. 

​

• Balance of the rental amount must be received in full at least 14 days prior to occupancy. If not, the owner has the right to cancel the booking and attempt to re-let it. 

​

     Cancellations 

​

Fosterton House: cancellation  by the guest up to 14 days prior to arrival:  if cancelled in the last week money paid is not refundable (unless the house is re-let for the entire period). If a refund is made due to the property being re-let then a $100 cancellation fee will still apply. 

Cabins: Cancellations can be made up to 14 days before without penalty, otherwise there is a forfeit of 50% of fee.

This is over-ridden by our  covid-19  T&Cs.

• If a booking needs to be postponed (if extreme things happen outside of your control, we understand that) please contact us, we will endeavour to accommodate you within a 12 month period at the same cost, minus fee forfeit.

​

• We will make every effort to ensure the property is available as booked. However, the owner reserves the right to make alterations to bookings due to rare and extreme unforeseen circumstances. Max and Bronwyn will contact you soon as possible if such a situation arises and every attempt will be made to accommodate you in the next 6 months. 

​

We appreciate most people will respect our property but the occasional abuse requires that we state the following to maintain a good standard for our guests: 

• The number of guests should not exceed the number stated on the Confirmation Notice or the number subsequently agreed in writing or email.  Fees will apply for additional guests not agreed to with the owner in advance and this will preclude you from any future bookings.

• The price charged is for domestic use only and not commercial. Accordingly this rate does not allow for the extra wear associated with functions in terms of cleaning, garbage removal, wear and tear, repairs etc. Use contrary to this without arrangement may result in loss of your security deposit and/or additional payments. 

​

• Fosterton Retreat covers 101 acres most of which visitors have access to. This excludes except for the area directly around our sheds and accommodation other people are in. We ask that you respect the bush, the birds, the animals and any other visitors.

​

• Sometimes breakages occur, we ask that you let us know of any breakages. If  these are minor they will be covered by us (less than $30). If major they are the responsibility of the guest who booked the accommodation. 

​

• While there have never been any problems before, theft is the guest's responsibility during their stay. Please let us know if there has been a problem.

​

• Personal property is also the guests responsibility, However anything found at the conclusion of the stay is collected by the cleaners and we contact you and ask what you want to do about it. 

​

• When leaving the property please leave it in a similar state as on arrival. Departure time is 10am (unless otherwise arranged in writing with Max & Bronwyn) This allows time to prepare property for next guests. 

​​

• Disturbance to our neighbours, including trespassing on their property or excessive noise, is prohibited and may result in termination of rental and loss of the security deposit. Please keep music at a reasonable level in the day (not disturbing neighbours) and turn it down by 10pm, as sound travels through the bush, especially at night.

• Security deposits are payable at the same time as the balance amount. The security deposit will be refunded within 14 days subject to the above conditions being met. It is designed to cover any additional costs incurred including but not limited to any breakage, damage or excess cleaning requirements, discovering there were extra guests beyond those declared, etc.

• Linen is supplied by Fosterton Retreat except for extras agreed between the owner and visitor in writing (email included). We try to use good linen so please take care of it.

​

• Pets are not allowed unless specific arrangements have been made in writing with the owner.         
   

• You are granted access to the property through Fair Trading Act 1987 No 68 and are given a license to occupy only for the dates and the number of people agreed to in your booking. Any changes to these, need to be done through the booking system. 

• Failure to comply with any of the above conditions may result in immediate termination of your License to Occupy under the Innkeepers Act 1968 and/or Fair Trading Act 1987 No 68 or subsequent prevailing Law at the time of booking.

 

Services NSW has tips for travellers, as well as rules for short term rentals (STRA), including obligations for guests, and hosts.

We are registered with Services NSW as per the current guidelines for STRA.
